Acceptance

By using cromwell-estate.vercel.app, submitting the tenant opt-in form, or otherwise communicating with The Cromwell Land & Estate, you agree to these terms.

Services described on this site

The Cromwell Land & Estate is a sole-proprietor operation owned and operated by Ed Cromwell. The site describes a privately-held rental property and a small bench of property-management, leasing, and acquisition-consulting services offered to other landlords. Any engagement for paid services is governed by a separate written agreement signed by both parties; nothing on this site constitutes a binding offer or contract.

SMS Terms

By providing your mobile number and checking the SMS consent box (or signing the SMS addendum on a lease), you authorize The Cromwell Land & Estate to send you service-related text messages about rent, maintenance, lease, and property notifications. Approximately 2–4 messages per month. Message frequency may vary.

Message and data rates may apply. Consent to receive SMS is not a condition of any tenancy, service, purchase, or other transaction.

To opt out at any time, reply STOP to any message. To get help, reply HELP or email estate@edcromwell.com.

We use Twilio as our SMS provider. By opting in, you also agree to Twilio's messaging policy at twilio.com/legal/messaging-policy.

Carriers (AT&T, T-Mobile, Verizon, etc.) are not liable for delayed or undelivered messages.

Acceptable use

Don't submit false information through the opt-in form, don't submit phone numbers that aren't yours, and don't use the site to attempt unauthorized access. The site is a public marketing surface; no sensitive systems are hosted here.

All rental and property-management services are offered in compliance with federal and Virginia state Fair Housing laws. Discrimination on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected class is prohibited.

Limitation of liability

The site is provided "as is." To the maximum extent permitted by law, Ed Cromwell and The Cromwell Land & Estate are not liable for indirect, incidental, or consequential damages arising from use of the site.

Governing law

These terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflicts-of-law principles.
